The centre of Alanya is split in two by a hill with the famous Alanya Castle on it and is surrounded by beautiful beaches. Alanya has a good infrastructure and is a fairly green city with many parks and playgrounds where it is pleasant to live throughout the year. A walk along Alanya's extensive sea promenades is highly recommended, and if you want to drink or eat something you will not have to search long for a bistro or restaurant: there are dozens of them, as well as on the sea promenades an on the Cleopatra and Keykubat beach itself.

In the summer, this city bustles by day and night. There are hundreds of restaurants in all price ranges with both Turkish and international dishes on the menu, bars, clubs, discotheques, ... Alanya is also a very international city: literally tens of thousands (!) of foreigners - of which more than half are Europeans - have bought a villa or flat in Alanya and a considerable number of them have settled permanently in Alanya.

Climate and Location

Alanya is located approximately 130 kilometres east of Antalya and is the warmest city in Turkey. Alanya has a truly wonderful climate: long warm sunny summers without a single drop of rain. In summer, the temperature often rises above 40 degrees. Even in winter - except on a rainy day - it is easily 20 degrees during the day and from mid-February onwards, you can wear your T-shirts again until the end of November. 300 days of sunshine per year, more than 3000 (!) hours of sunshine, such figures speak for themselves. Winter is a relative term in Alanya and on the Turkish Riviera.

Sea and beach

Alanya is surrounded by beautiful golden sandy beaches such as Cleopatra beach, Keykubat beach and Damlataş beach. Most of the beaches are well maintained, several even received the Blue Flag award and offer the necessary amenities such as sunbeds, umbrellas, showers and terraces for a wonderful day by the sea. Of course, there is also a wide range of water sports activities in Alanya.

Along the entire region of Alanya, the easily accessible wide golden sandy beaches stretch for tens of kilometres and gently descend into the warm sea. In the summer, the temperature of the Mediterranean Sea in Alanya reaches 28 to 30 degrees, and in the winter, the seawater hardly ever gets colder than 20 degrees. For those who like it a little warmer: the temperatures of the pools in the summer months often exceed 30 degrees.

Places of Interest

The beaches, the atmosphere, the beautiful surroundings, the climate, the cultural activities such as the Alanya Jazz Festival, a film festival, art markets, the castle of Alanya, the Damlataş stalactite cave, the old mosques, ... In other words, you will not get bored easily in Alanya.

Pros and cons of Alanya centre

Alanya is a "city on a human scale": here you will find almost everything like in a big city, but without the hustle and bustle that usually comes with it. Alanya is – like almost all Turkish cities – a safe city with very low crime rates. The touristic and international status has many advantages: in most places the shopkeepers, waiters and staff do speak a bit of English and German, and there are always compatriots to be found in Alanya. All annoying or industrial activities are forbidden in the city itself which makes Alanya a peaceful city with relatively low traffic and quiet streets compared to big cities. Also in the centre of Alanya you can have a conversation on a terrace without having to shout to eachother. All these things – as well as the beautiful surroundings and well-developed infrastructure – make Alanya so popular with Europeans and Brits as a holiday resort and for year round living. Another small but very interesting detail: real estate in Alanya is 10 to 15 percent cheaper than in Antalya.

Are there any cons in Alanya? Not really in fact. It’s not by coincidence tourism is growing year by year. Just to mention something; the warm climate of Alanya has of course its downside. During July and August it can be really hot in Alanya. So if you don’t like balmy nights, keep this in mind. And of course Alanya is quite touristic. If you're not so pleased with a fairly touristy environment, Antalya might be more your cup of tea.

Cost of living in Alanya

Life in Alanya is significantly cheaper than in Western Europe and the UK. Fresh fruit and vegetables are very cheap – especially at the weekly fresh markets – and thanks to the great climate available all year round abundantly. Prices for electricity, water, mobile phone subscriptions, public transport, hairdresser, car wash and the like are considerably lower in Turkey than in Europe and the UK. In short: daily life is much cheaper in Alanya. Moreover, the real estate in Alanya is 10 to 15 percent cheaper than in Antalya and much cheaper than in, say, Bodrum ok Kalkan. Transport

Alanya is very easily accessible by the international airport of Antalya with year-round cheap direct (charter)flights from all major airports in Western Europe and the UK, and of course also with scheduled flights – for example Turkish Airlines or Pegasus – with usually a connection in Ankara or Istanbul. For the transfer from the airport of Antalya to Alanya you can count on an hour and a half via the D400 which has been partially been remodelled to a highway. Since a few years there are also direct charter flights in summer season from some European and UK cities to the international airport of Alanya, Gazipaşa, which is located about 45 kilometres east of Alanya. Of course there are also domestic scheduled flights connecting Alanya with the rest of Turkey.

Alanya is also easily accessible by bus from other Turkish cities. Alanya has its own Otogar; from where direct scheduled buses depart to the airports of Alanya and Antalya and various cities in Turkey. In the city itself there is an extensive public transportation network.

Education

You wouldn't expect it from a small town; but Alanya has an excellent educational network of very high quality and small classes. Catering and hotel oriented higher education – what a surprise – lessons are conducted at several universities which have a branch in Alanya.

Real estate in Alanya

Buying a flat or villa in Alanya offers several advantages: Alanya has a good infrastructure, is easily accessible, the environment is one of the most beautiful on the Mediterranean and the buildings are well maintained. In Alanya centre you will find both older and newer properties. The newer residences are generally very well located close to supermarkets, schools and public transport; and, moreover, usually come with an extensive infrastructure such as a SPA-centre, indoor swimming pool etc.

More than 20,000 foreigners have already bought a villa or flat in Alanya. The high foreign demand has ensures that the quality standards in Alanya are very high and both villas and flats in Alanya meet European standards. Most residences – especially the very big projects - have an amazing infrastructure, and the prices in Alanya are 10 to 15 percent lower than in Antalya.

Why invest in Alanya?

It looks like Alanya is well on its way to become a second Antalya. It will take some time to get there, but still ... Alanya is a strong magnet, both to the Turkish population and to foreigners. If you take a boat trip from Alanya centre eastwards along Kestel, Mahmutlar and Kargıcak; and you compare this view to, let’s say, about fifteen years ago; you won’t believe your own eyes. Where ten to fifteen years ago you could clearly see where these municipalities began and ended, now you see one elongated ribbon of buildings. In other words, this whole region along the coast is growing into one big city. Due to this still growing attraction - do not forget that it is a dream of a large part of the Turkish population to settle at the Turkish Riviera - you can easily rent out or resell your flat or villa in Alanya. In addition, the building quality in Alanya and its surroundings is absolutely excellent and currently the prices are still relatively low, especially considering the high investment potential of this region.

In short: real estate in Alanya is definitely an excellent investment.
